My Condo Document Review Prompt
I want to share a practical example of how AI can deliver real economic value in everyday life.
I've been property hunting in Calgary for the past few months, and I found a condo that I liked. However, professional condo document reviews cost anywhere between $350-600 in Calgary (even more when you need it rushed).
I can read it myself, but a standard condo document package contains hundreds of pages of documents, and I wanted to narrow down the focus of my review without going through each page in detail.
So I built a prompt for it.
Here’s the AI prompt structure I used:
Input Documents Needed:
- Board minutes (12 months)
- Reserve fund study
- Budgets, bylaws, insurance docs
- AGM minutes
AI Output:
- 1-page executive brief
- Risk ratings (Financial/Building/Governance)
- Missing documents analysis
- 3 critical questions for sellers
- Every claim cited to [Doc, Page X]
The output is a one-page executive brief plus a detailed analysis with every claim cited to the exact document and page number.
Just like the case law summary prompt I posted before, the goal of this prompt is not to replace manual verification and review, but simply to serve as an initial screening tool and highlight key aspects of the documents that require my attention.
Going forward, this is going to be part of my standard due diligence process for buying condos.
If you're in the market and want to try it, comment "CONDO" and I'll send you:
- The full AI prompt (free to use, adapt however you want)
- A sample one-page brief
- The full analysis sample
